A measured, to-scale plan of one room or floor with two or three arrangement options. Fixes flow, furniture size and where things go before anything is bought.

Layout, cabinet elevations, appliance and plumbing schedule, tile layouts, finish and fixture selections, and contractor-ready drawings.
Whole-Home Interior Concept
Every room on one floor or the whole house: layouts, renderings of key rooms, a material and lighting board, and a phased plan with budget ranges.
3D Renderings
Photoreal views of a designed room so you can see it before it is built. Two views per room, one revision round.
Material & Lighting Board
Curated finishes, fixtures, paint, hardware and lighting with sources and prices. Stand-alone or as part of a package.
Construction Drawings
Dimensioned plans, elevations, electrical and lighting plans, millwork details and a specification list for permits and pricing.

How the numbers work
Prices are starting points for typical suburban rooms and lots; the written quote after consultation is what applies. Packages that include a later stage always include the earlier ones — a kitchen package includes its layout, a construction set includes the concept it is drawn from.
Site support during construction is billed at $145 per hour or as a fixed monthly retainer, agreed before the build starts.
The free layout
For new clients who book in September, stage 01 (interior) or 07 (exterior) is free for one room or one outdoor area. If you continue to a package, nothing is charged twice. Terms and how to claim it.
